Q. Why
are you doing an inspection?
A. Risk review has become very commonplace over the last
several years. A review is done to make sure all the information
on your application is correct and is used for underwriting purposes
only.
Q. How long will the review take?
A. Generally, a review takes about an hour. However, if your property has
multiple buildings or is a farm, the review may take up to two hours. Our
risk manager is sensitive to your time and will get in and out as soon as possible.
Q. My agent was just out here and took pictures,
what more are you going
to do?
A. Our risk managers will take pictures of the outside of all buildings
listed on the application and measure them for the correct size. They will
also take a look at your electrical, heating and plumbing system and document
the condition. Your agent may have completed several of these tasks but
often one or more things still require review.
Q. Who is going to do the
review and what training do they have?
A. All RMS risk managers have been through extensive training. They
are there to assist both you and the company underwriter in understanding the
risk presented in each piece of property. You should have been given the
name of your risk manager by the scheduler.
Q. If my property should be in the middle of remodeling
or there are several things that need repair but I am planning to complete
those repairs, will the
risk manager take that into account?
A. Yes, the risk manager will make note of any improvements planned and
when those improvements will be completed.
Q. What happens to the report that is written about
my property?
A. The report is sent to the underwriter at your insurance company. A
file is maintained in their office. Our risk managers do not retain hard
copies of the report. |
